We do, however, charge an initial retainer paid upfront and a set success fee according to the type and depth of service you require so you know exactly how much your investment will cost. I want to build my property portfolio but I don't know how...
Firstly, it's important to think about whether investing in property is right for you... - Financially, in terms of initial cost to purchase, ongoing loan repayments and maintenance costs, property management fees, council rates, insurance and potential unplanned costs. - But also in terms of the time it will take you to manage your property portfolio as this is not a ‘set and forget’ investment method. In our experience it can take approximately 10 hours of your time per year to manage each property and take care of bookkeeping tasks. - Your appetite for risk will also determine if property investing is right for you and the strategy you might follow. While the property market is considered a relatively stable investment option, it is always a possibility that the returns you calculated upon purchase may not materialise and unpredictable market changes can occur. Are you prepared to take on that risk? Do you know how to mitigate your risk? What is your exit strategy? Do you have enough funds or ability to access funds as a contingency? If you’ve decided that property investment might be right for you, here are some things to consider when you’re starting out. Building your property portfolio begins with knowing your end goal. What do you want to achieve by investing in property and by when? For instance, will your property portfolio provide your retirement income in 10, 20 or 30 years? Are you looking for a short term tax break? Or do you want to be able to pass a legacy on to your children and their families in 50 years time? An essential step for every property investor is to find out what your borrowing power is. We recommend speaking with a mortgage broker who has experience in investment properties. In order to get accurate information from your broker, you’ll need to have all of your financial statements up to date and ready to go which can be supplied by your accountant. In the meantime, we also recommend that you speak to a financial planner and/or a qualified investment property advisor to work out which strategies will suit your goals and finances. These professionals will provide an actionable plan including the required performance parameters of each property that will help your Buyers Agent form the right brief for your next purchase. Are Buyers Agent Fees tax deductible?
The short answer is not straight away. Your Buyers Agent fees can be added to your cost base of investment when you eventually sell the property and you need to calculate your gains or losses. This means that when the property is sold, you’ll pay less tax on your capital gains potentially saving you thousands of dollars.
