We negotiate on your behalf when you've found the perfect property. You'll leverage the superior negotiation strategy skills and experience of a MELIA Property Buyers Agent, to be sure that you'll get the best deal possible on terms that suit you. Apart from potentially saving you thousands, we also aim to make the negotiation as smooth and stress free as possible.

Most buyers find bidding at auctions pretty intimidating and a lot will walk away unsuccessful.  By having a MELIA Property Buyers Agent bidding for you, you can eliminate the stress and be sure that you'll secure the property you want without overpaying. We'll do the research, go in with a gameplan and bid without the emotion that is many buyers' downfall.

The Full Service
How it works...

1. Initial Consultation

This is a quick call to say hi and introduce ourselves. We'll find out more about your property goals and current situation. We'll need to find out if you are ready to purchase or if there's a few more things you need to get organised. If you're ready to purchase we'll assess if we'll be able to assist you. If you're not ready to purchase, we'll point you in the right direction and connect you with appropriate industry specialists where needed.

2. Strategy Session

If after the Initial consultation we think that there's an opportunity for us to work together, we'll book in a strategy session with you. This session is typically 45mins to an hour long and can be done in person or over Zoom depending on where you are located. We’ll get to the bottom of exactly what your needs, goals and financial capabilities are as well as your investment strategy, financial planning and more. We'll talk in depth about our process and knuckle down on what your brief is.

3. Sign Up

To get things moving after the strategy session, MELIA will send a service agreement to you that needs to be signed and returned. Initial payment of our retainer is made and the search for your next investment property begins!

4. Property Research & Presentation

Your MELIA Buyers Agent will research locations and property types to suit your strategy. They'll search for property meeting your requirements including on, off and pre-market properties and present to you only the very best vetted properties suiting your brief with initial due diligence completed.

5. Offer & Negotiation

Once a property has been selected, we'll come up with an offer strategy and we'll being negotiation. Alternatively, we might attend and bid at auction on your behalf. We’ll enter into negotiation with the selling agent or property vendor to ensure that you get the best deal possible. During this phase, further due diligence and independent valuation may be required to be completed.

6. Pre-Settlement

Once a final sale price and conditions are agreed on, we’ll work alongside your solicitor or conveyancer through the contract review and completion. In Queensland it is not unusual to enter into a contract with several conditions/clauses or ‘milestones’ that are reached prior to the settlement date such as a due diligence period, building and pest inspection and finance. Once these milestones have been reached and fulfilled, the contract becomes ‘unconditional’ and it is upon this milestone that the remainder of the MELIA success fee is paid.

7. Settlement

Finances are exchanged and titles are moved into your or your legal entity’s name. You now have your new investment property. It’s time to celebrate!

8. Post-Settlement Support & Planning

Once we reach settlement, the investment journey doesn't stop there. We can refer you to a property manager who can assist you with the ongoing rental management of the property if required. Otherwise its eyes to the horizon and planning begins for your next property purchase!
