His family stepped in to help aiming to find him a property that could provide a safe, low maintenance place for him to begin to recover and rebuild but also something that would rent well in the future providing solid equity gains over the long term.

​​Client Needs:

My client's family was located 2 hours away from the Ipswich region and it was hard for them to travel to Ipswich for inspections. They knew that flooding was a big issue in Ipswich and also wanted to avoid certain lower socio-economic areas but felt that they didn't know the Ipswich area well enough. The family wanted someone to handle talking to agents and going to inspections on their behalf, who was able to do the initial due diligence and shortlist the best possible properties for consideration.

 

It was essential that a quick settlement was possible and for my client to be able to move in as soon as possible with only minor renovations required (if any).

 

It was also a requirement that the property had a large, well fenced back yard with low maintenance gardens. A shed or roofed patio area would be a huge plus. The family preferred a single storey home, preferably brick for low ongoing maintenance and better insulation & efficiency.

The Search & Purchase:

With a budget of $530,000 a large proportion of properties available in their preferred area were found to be flood affected or requiring large renovation work to be comfortable. Anything that wasn’t, was selling within days of being listed and well above asking price - so we needed to move very fast.

After quick preliminary due diligence and looking at suburb history an offer of $520,000 was made in a tricky multiple offer situation and was the successful offer out of more than 10 offers! Following the building and pest inspection a $3000 discount was negotiated (the cherry on top).

I was incredibly proud to be able to secure this wonderful property that fitted their brief and timeline perfectly (under budget!) providing security and certainty for clients in a time of significant stress in their lives.
