Client Needs:
As a professional developer / builder, my client knew exactly what he was looking for. But between running a very busy and already successful business, family and personal commitments he was finding it too time consuming to source sites, run due diligence and keep up relationships with sellers and agents. He'd also missed out on a number of suitable sites already as he just wasn't able to act quick enough working on his own.
After reaching out to me, we were quickly able to get clear on his brief and I began sourcing properties on, off and pre-market.
The property he was after needed to be:
- within Brisbane City Council;
- suitable for subdivision (size, zoning, utilities, demolish-able house, no slope);
- close to transport and amenities;
- off any major roads;
- open to longer settlement;
- within a tight budget in order to make his project feasible.
The Deal:
After in-depth and development focused preliminary due diligence we got the property secured under contract with a due diligence period and good settlement terms of 4 months. At the time of contract the purchase price was roughly $10k below market value.
Also negotiated was permission to get the Council DA process underway prior to settlement meaning that upon settlement the project can begin almost immediately providing huge savings in time and money for my client.
A further 1 month extension to settlement was negotiated following the due diligence period. This gave my client more time to submit the DA but also gave the tenants of the property time to find alternative accommodation.
At the time of writing (August 2025) the estimated valuation of the property is showing that the purchase price of $825k is $20-30k below current market value providing my client with a huge uplift before settlement has even taken place.
